سادساً : يتعهد الطرف الثانى المشترى باحترام جميع القواعد التى حددها القانون والخاصة بملكية الطبقات وعلى الأخص ما يأتى :
1- يتعهد المشترى بعدم إحداث أية تعديلات فى وحدته أو أى تعديل فى الأجزاء المشتركة بغير موافقة جميع الملاك بعد اعتماده من مهندس معتمد .
2- يتحمل الطرف الثانى( المشترى ) بنصيبه فى تكاليف حفظ الأجزاء المشتركة وصيانتها وادارتها وتجديدها
،3- ويكون نصيبه فى هذه التكاليف بنسبة قيمة حصة الشقة موضوع البيع فى الأجزاء المشتركة سالفة الذكر .
4- لا يحق للطرف الثانى المشترى أن يتخلى عن نصيبه فى الأجزاء المشتركة .
5- عدم اتخاذ أى إجراء يؤثر على المظهر العام للمبين
،6- سواء بتعديل لون طلاء الوجهات الخارجية أو المدخل أو السلالم
،7- مع مراعاة الحرص على مظهر المبنى الخارجى مع المحافظة التامة على سلامة المرافق.
8- عدم إقامة عشش للدواجن أو ما يشابه ذلك مما يضر بالصحة العامة .
9- على مالك كل شقة القيام بما يلزم من إصلاحات فى الجزء الخاص به إذا كان يترتب على عدم القيام بها ضرر لغيره من الملاك.
10- يحق لكل مالك وحدة فى المبنى اتخاذ الإجراءات القانونية كافة ضد الطرف الذى أخل بالشروط السابقة مع تحمله بجميع بالمصروفات كافة لإعادة الوضع إلى ما كان عليه .
سابعاً : كل نزاع ينشأ حول تفسير بند من بنود هذا العقد تكون محكمة ………. الابتدائية هى المختصة .
